For Capital Partners

Disciplined acquisitions, long-term ownership.

I partner with qualified investors on real estate acquisitions that meet our underwriting standards. This page explains how I think about deals, markets, and ownership, so you know what to expect before we ever discuss a specific opportunity.

Who I Am

A real estate investor and owner-operator.

I'm a real estate investor and acquisition and operating partner who acquires property directly from owners and holds it for the long term. Before real estate, I spent years managing large Amazon accounts, which is where I built the operational discipline I now apply to underwriting and running properties.

I'm not raising a fund or offering a public investment product. I partner with qualified investors on real estate acquisitions that meet our underwriting standards. My team focuses on sourcing, negotiating, acquiring, improving, and operating the properties, and I'm interested in building long-term relationships with capital partners who value cash flow, disciplined underwriting, and transparent communication.

Target Markets

Focused on markets with strong long-term rental fundamentals, not wherever happens to be trending.

How I Operate

Six principles that guide every acquisition.

01

Investment Philosophy

I look for properties with a clear, durable path to stable income, not deals that only work under best-case assumptions. If the underwriting only pencils on paper, I pass.

02

Target Markets

I focus on a small set of markets I know well, with strong rental demand fundamentals, rather than chasing whichever market is trending.

03

Acquisition Strategy

Properties are sourced directly from owners, brokers, and my existing network, allowing for more flexible terms than a competitive open-market listing.

04

Long-Term Ownership

I hold what I buy. Properties are underwritten and managed for multi-year performance, not a fast resale.

05

Conservative Underwriting

I build in reserves for repairs and vacancy, and I stress-test assumptions before closing rather than after.

06

Professional Operations

Once acquired, properties are professionally managed with consistent processes for tenant screening, maintenance, and reporting.

How I Work With Partners

A relationship first, a deal second.

I'm interested in building long-term relationships with qualified capital partners whose goals align with my acquisition strategy, and I'd rather build a real relationship than rush a single transaction. Here's what that looks like in practice.

  • A direct conversation about your goals and how you like to invest
  • Full transparency on how a specific deal is underwritten before you commit
  • Clear terms, put in writing, before any capital changes hands
  • Ongoing reporting once a property is acquired and operating

What Capital Partners Say

Feedback from partners I've worked with.

This was my first business collaboration with Michael, and I was very impressed with both the process and the results. He was thorough, provided helpful background information, and answered most of my questions before we even met. He is very easy to work with and has proven himself time and time again. I am very happy with our first collaboration and look forward to working with him for a long time to come.
Capital Partner
Michael has been great to partner with on a real estate opportunity. The process was smooth and transparent, with all necessary capital and expenses clearly laid out. He provided valuable insight based on his experience and answered every question I had as a new investor. Michael continues to underpromise and overdeliver, and I look forward to partnering with him again on the next investment opportunity.
